What Is a BASIX Certificate?

BASIX (Building Sustainability Index) is a NSW Government requirement that's been part of the planning process since 2004. It confirms that your home or renovation meets minimum targets for thermal comfort, energy efficiency and water conservation before council will accept your Development Application (DA) or Complying Development Certificate (CDC).

An accredited assessor enters your project details -- location, floor area, orientation, insulation, glazing, appliances and water fixtures -- into the NSW Planning Portal's BASIX tool, which calculates whether your design hits the required targets. If it does, the certificate is issued. If it doesn't, we'll tell you exactly what to change -- usually insulation, glazing or a rainwater tank -- to get there.

Who Needs a BASIX Certificate?

If you're building or significantly renovating a residential property in NSW, you almost certainly need one:

• New homes -- single-storey, double-storey, knockdown-rebuilds and custom builds
• Granny flats and secondary dwellings -- required over 60m², sometimes exempt below that
• Major renovations -- alterations and additions valued over $50,000
• Duplexes, townhouses and multi-dwelling developments -- with targets that differ from single dwellings
